Our team of property management specialists do it all for you. If you want to avoid day-to-day problems like these (lost keys are the most common reason for a panic phone call), if you live far away from SE1, or if you don’t want direct contact with your tenants, then we handle the hassle.
We use qualified local tradesmen who we know and trust for everyday repairs and maintenance. If major work is required, we’ll get estimates on your behalf and proceed only with your approval. In the meantime, our team acts as a go-between in tenant-landlord relations. Our contractors are carefully selected and reviewed. They hold relevant qualifications and insurance and we check the quality of their work. Having a reliable, responsive property maintenance team on scene goes a long way towards keeping tenants happy, keeping property looking good, and keeping rental returns high. That’s another reason our letting clients stay with us long-term.
It’s not just sorting out problems with tenants or the building. We can also act on your behalf with the utilities, the local authority, the freeholder, neighbours or the block management company. We organise safety inspections, moving-in and moving-out inventory checks, mid-tenancy inspections and end-of-tenancy cleaning. When a tenancy ends, we’ll handle negotiations with the departing tenant over any damage to be made good, any loss of inventory items, and if required we’ll arrange deductions from the deposit before it’s returned.
We collect rent, chase arrears, and transfer monies to your nominated bank account. Our guiding principle is to always do what’s best in your – the landlord’s – interest.
Unsurprisingly, when landlords let property through us 80% of them ask us to manage it too. Equally unsurprising: many of our landlords have used our services for ten years or more.
